Terms and Conditions

The property is completely non-smoking. Pets are not allowed. A baby cot and high chair are available for free on request.

Maximum occupancy

It is not allowed to exceed the maximum number of people. In this case the owner has the right to refuse you access to the residence.

Time of arrival and departure

The property is available on your day of arrival from 16:00 in the afternoon. It is not possible to arrive earlier due to cleanng work.

On the day of departure you must leave the property at 10:00 in the morning..

Additional costs

Additional costs are tourist tax and cleaning costs.

Payment

With the booking confirmation you will receive an invoice stating our IBAN and BIC number. You can transfer the payment through your bank.
With the booking confirmation we ask you to make a deposit of 30% of the total amount of your reservation, this must be paid within 1 week after receiving the confirmation. By paying the deposit you agree to our general conditions.
The remaining amount must be paid no later than 6 weeks before arrival.
When booking within 6 weeks before arrival, the entire invoice amount must be paid in one go.
When booking within 1 week before arrival, the invoice amount must be paid within 24 hours.

You are welcome from 16:00 in the afternoon onwards.
On the day of departure you must leave the house before 10:00 in the morning.
3 weeks before arrival you will receive a request for payment of the deposit and the route description with contact details, which also states the arrival and departure times.

Payment Guarantee
A deposit of € 500.00 must be paid. The deposit will be refunded the day of departure  after deduction of  tourist tax and any damage caused by the tenant.
General rental conditions

The rental takes place legally under the following general conditions:

The tenant declares to personalle occupy the rented property. To inhabit is as a “good family man”and to maintain it properly. Repairs necessary as a result of damage caused by negligence or bad use of the rented object are at the expence of the tenant. The tenant also ensures that no nuisance is caused in the neighborhood. 

The rented property is rented furnished and is equipped with kitchen utensils, crockery, glasses, duvets and pillows. An inventory list is optionally available. If necessary, the landlord or his representative is entitled, upon departure from the tenant, to pay an amount for the value of objects, furniture or materials that have been broken, contaminated, destroyed or damaged and those objects that were used differently during the lease than for which they were intended are, the price of cleaning soiled blankets, compensation for any kind of damage to curtains, wallpaper, ceilings, carpets, rugs, windows, beds, etc. 

The tenant indicates to be insured against the Legal Liability associated with rent (fire and water damage). In the event of non-insurance, the tenant is liable for the costs of the damage and the interest on these costs.

The lessor is obliged to insure the leased property and the lessee is obliged to notify the lessor within 24 hours in case of damage to the building and the outbuildings or associated buildings.

The tenant may not refuse the landlord access to the rented property if the landlord or his representative so requests. If the tenant behaves contrary to the General Renting Conditions, the landlord is entitles de deny the tenant acces to the rented property.

Cancellation conditions

The parties agree the following cancellation conditions:

When canceling the agreement, the tenant owes cancellation costs that are dependent on the moment of cancellation.
ACancellation must always be in writing. The amount of the cancellation fee is as follows::

Number of days before the booked arrival day. Part of the rent due

Up to the 90th day 30% (= the down payment)

From the 90th to the 28th day  60%

From the 28th day                   90%

From the 7th day or later        100%
